Universal City grew up around Randolph, and a lot of the housing off Pat Booker Road dates from the sixties and seventies. Small kitchens, hollow core doors, and cabinets that two or three owners have each painted over in turn. Underneath all of that the face frames are frequently solid wood and worth keeping.

So the first thing we do in one of these houses is find out what is under the paint. If the frames are sound and the boxes are still square, sanding back and spraying properly gets a far better result than another brushed coat over the last one. If the box has gone soft under the sink, we tell you that instead.

Downsizing and getting the storage right

Plenty of our work here is for somebody moving into a smaller house, or getting a parent's place ready to sell or rent out. Both jobs come down to storage in a small kitchen. Deep drawers instead of cupboards, a pantry cabinet where a broom closet used to be, and nothing stored above what a person can reach without a stool.

For a house going on the market, painted doors and new hardware move a listing photo further than anything else at that price. We work off a walkthrough, put the quote in writing, and schedule around the photographer and whatever date the agent has already promised somebody.
